2. Curated Property Selection
   Based on our conversation, I will research and select a range of properties that align with your criteria. You’ll receive a detailed portfolio featuring descriptions, photos, and key information about each property. This tailored file ensures we focus on the most promising options during your visit.
3. Customized Schedule
   Taking into account your availability and the time you can dedicate to property hunting in Italy, I will design a personalized schedule. Together, we will identify which properties are worth viewing and finalize the itinerary.
4. Organized Viewings
   Once the selections are made, I will handle all the logistics, organizing property viewings over two or three days in Northern Tuscany, including Forte dei Marmi and surrounding areas.
5. Guided Property Tour
   During your stay, I will accompany you to each viewing, providing insights and professional guidance. My expertise ensures you have all the necessary information to evaluate each property effectively.
6. Offer Preparation & Follow-Up
   If you decide on a property, I will assist with preparing the official irrevocable property offer and gathering all necessary documents. My role is to make the purchase process smooth and stress-free.

What Happens if We Don’t Find the Right Property?

Should you decide not to purchase a property or opt to work with another broker, the cost of the service will be 1,000 Euros per day, fully charged.

Special Benefit for Buyers with Me

If you choose to purchase your property through me as your specialized broker, the cost of the Property Discovery Tour will be deducted from my commission, offering you both value and peace of mind.

• Booking Management: Handling all reservation inquiries, confirmations, and communications with guests exclusively through Airbnb, ensuring streamlined management and secure transactions.
• Guest Welcome & Support: Providing personalized check-in and check-out experiences, making guests feel at home from the moment they arrive.
• Concierge Services:
  • Tailored recommendations for local tours, top restaurants, and must-visit attractions in Forte dei Marmi, the Versilia Coast, and the Apuan Alps.
  • Additional amenities like bike rentals, champagne upon arrival, and cleaning services, tailored to the owner’s preferences.
• Ongoing Guest Support: Being readily available through Airbnb’s communication system for any requests during their stay, ensuring an exceptional experience.

By leveraging Airbnb’s trusted platform, your property will enjoy increased visibility and bookings, along with the peace of mind that comes with their comprehensive insurance coverage for both hosts and managers.

• All properties must be within 1 hour by car from Forte dei Marmi, ensuring high-quality service delivery.
• Every service is fully customizable based on the property owner’s preferences and the level of hospitality offered to guests.
• All additional services offered to guests (e.g. bike rentals, champagne upon arrival, cleaning services, or other personalized amenities) might be paid for in advance by the property owner. These costs will then be incorporated into the nightly rate charged to guests, ensuring the owner is reimbursed through the rental income. This approach allows for a flexible and transparent pricing strategy, aligning with the level of luxury and services the owner wishes to provide.
